@Charles A. lol lol so true. I haven't made my first investment purchase yet but I've gotten contacted on several occassions from people who end up in a "deal" and don't know exactly what they're getting in to. It's been my experience that most out-of-town investors don't understand how different each Jacksonville section is from the other. Jacksonville is the only market I've worked in but I learned quickly that we're not quite like other towns in the real estate department. lol

@Nick C. is 100% correct. In fact, here's the link to the Jacksonville property search site: http://apps.coj.net/pao_propertySearch/Basic/Searc...

You can search there for information about properties. It's my opinion this is the ONLY site you should be using to get that type of info on a property. Just seems like what you're paying for is either coming from here anyway. If it isn't then it may not be accurate. You can also search for liens, accurate square footage, etc. directly on the cities site.

Hi @Moni Av,

We use CMA's as a way to compare the house to others in the local area/market. So, if you'd like to simply be sure you're paying a fair price versus the other homes then a CMA seems like it'd be fine. I see you mention that you are not using finance. However, should you want to re-finance or need to get a lender during your process or in the future, for any reason, an appraisal would be best.

@Sade Williams Oh and you don't have to wait 21 days to retest. You can test again in as soon as 48 hours or so. I wouldn't suggest waiting 21 days. If someone at Pearson told you 21 days I'd call them back and find out why.

@Sade Williams That's way more common than you can imagine. And honestly, that's a REALLY good first score.  Keep in mind that the pass rate for the first time is somewhere around 55%. I believe the last stat on the DBPR site was in 2015 or so. So, it's my OPINION that if you got that close then I'd reschedule for next week. I'd get on YouTube and watch those "YouTube famous" guys that teach Florida real estate. Tony Mesa, Ron Climer, etc. They have EXCELLENT tips. Don't stretch it out or you'll forget what you know.

@William Givens I'm always up for meeting new people and learning. You may like it here. I'm a Jersey girl but I love it here. I miss the culture of New York City (plays, concerts, shows) but you can't beat the cost of living and weather down here. lol
