No clue on the attic.

Market values ADUs a great deal right now. Many airbnbs and househackers looking for them. Calculate an individual purchase price of the ADU from market rate rent and a 4-5% coc return. I haven't sold any ADUs lately so I can't speak from experience, but I haven't had any appraisal issues in a long time and I work top of market numbers. I would be more concerned about the attic than the ADU.

Or... accept a cash offer :)

Economic and political. For example, I want to know every seasoned agent and investors opinion on how upcoming rising interest rates will affect the markets. I listen to folks like Ken McElroy, Peter Schiff, and of course variety of BP podcasts. 

As others have mentioned, it's smart to keep track of local and state trends. Are businesses/people still moving to Florida->Tampa at the same pace as 6 months ago, or has it slowed or increased?

Would say it depends on how much you have to work with. Being able to get into some of the larger markets is nice, but if you don't have the capital, some folks are recommending Pensacola or Ocala.

Port Richey or Hudson are also good options.

Get some positive cash flow but great growth projections over the next 5-10 years in Central FL.  There's only two Disney theme parks in the US.  Amazon loves building 1 Million sq ft warehouses down here.  Some nice sandy beaches. Sure, people hate humidity during the summer and the occasional sinkhole that swallows entire parking lots, but it's pretty nice other than that.

Is this for a rental investment or primary? Cash flow may be minimal right now, but appreciation potential is there as more business development happens along 52 and 54

I would hold on to it for another decade, at least, if you're getting that much cash flow.
