Hi All,

I have some buyers looking at a room rental listing in Tampa.  6 rooms. Does anyone know of a property manager that is equipped to handle room rentals?  Ironically I work for a property management company in Tampa Bay, but do not manage these types of rentals.  I am not looking for someone to begin doing this, rather someone who has already/currently doing it now for other clients.  Recommendations appreciated

What price range are you looking at? House hacking a multi is tough right now because there's a lot of competition and no supply. Finding something that you personally want to live in and getting a deal for it is impossible. Would recommend the SFH route for the areas you want to be in.

Hey everyone,

I'm asking around for opinions, observations, and predictions as we see an upcoming interest rate hike already affecting investors. Two months ago I saw loans as low as 3.2% interest rates on residential investment. Now we are at 4%. The value add investors can barely make deals work right now, but what about the people looking for rent-ready or turnkey LTR?  From my daily analysis, I don't see those even breaking even. Cash flow is typically negative $100-300/mo after reserves and PM fees, etc.  Keep in mind, I am referring specifically to central FL market, but I realize this applies to every market to some extent.

How do you see this year playing out? Prices drop or increase further?  Inflation pushing housing up? Fed was able to raise rates a handful of times before they had to halt and eventually reverse 4 years ago. Will they even be able to raise rates again this year?

Am I too focused on interest rates here?

To be fair, we don't know that the toilet lasagna was amazing. It could have been a bad batch. Perhaps it was so bad it wasn't fit for the garbage can

Read the thread title and was not disappointed by the post. It is crazy as expected. Good luck to you! Maybe you should hire a PI to uncover this. Who currently has ingredients for lasagna? When one of them makes it again, compare to the toilet lasagna evidence for a positive match

Seems to be affecting Tampa investors a bit. I haven't seen rates below 4% for residential investors. Remaining cash flow locally has been eaten up by this .5% jump.
