We're talking 8 units here right? 50k a piece seems extremely cheap anywhere

Househacking will require you to invest locally and with FHA would likely be the easiest way to get started. Not familiar with your market, but it's usually best to invest in the market you're living in at least initially.

It is right after the initial post and right before the first response. Apparently you have to hit it every time to get to the newest posts.

Thanks, I was just blind. I see it. Yes, once you post it switches back to "oldest" even on the same thread.

STR are definitely more risky. I would try to buy a short term eligible property and long term it a little while before gaining the confidence and reserves to get short term launched. Won't work in every market as some short term properties sell for insane amounts and long term renting may not cover costs, but thought it might be helpful.

Yes, taking over an investors SFH. Maybe they're ready to retire or emergency popped up and don't want to offload one at a time. There tend to be small discounts for buying in bulk. Less competition for sfh portfolios than say a 10-20 unit multi.

I'm sure I'm leaving out a lot of key details, but simply red states are usually more landlord friendly. Blue cities tend to appreciate a little faster due to the more limited supply of new housing caused by.. "blue" regulations.

I have found that it's hard to get appreciation and cash flow immediately. Invest in an appreciating market and you'll cash flow well a few years when rents have time to appreciate. The last thing I would do is invest in a high cash flowing but stagnant market.  Look for states and cities that have positive population and wage trends.  Consider red states and blue cities. 

Go 5+ units or takeover a SFH portfolio. I like SFH a lot, but it's easier to deal with multis if you are spending that much money

There are a lot of differing opinions on economics - inflation and interest rates specifically. I think housing likely will not come down anytime soon. I don't think the fed can rise interest rates more than once this year. I believe real inflation is already between 7-10%.  Inflation will help wipe away good debt. I believe it's a good time. If you're waiting for a crash, you may not be very lucky. Who knows if the fed messes with the economy too much, and we see a little hyper inflation.

South Tampa won't see much cash flow during years 1-3. It's an appreciation play. Hold 10 years and you'll be happy.
