I am finding a lot of properties that I would like to contact that are more on the distressed side. Some of these properties are Fsbo. When speaking with these sellers, which comps are the comps that I'm basing my cash offer on. Do I show active comps at market prices explaining the need for repair or am I showing comps of cash sales in the area.

I did want to find someone in Jersey who is wholesaling but has a license as well, and see what their doing....

So I am going to have my license based with a broker. He works mainly with investors, I told him what I wanted to do, wholesaling, and he doesn't care. He uses an investor friendly title company as well. So my business cards should say wholesaler/realtor? Or are you saying that it is up to my brokers rules. I don't mind advertising both personally, I just wanted to see if it was required or not.

The purpose of obtaining my realtor license was so that I could access the MLS myself and to learn as much as possible on the inside that would obviously help my business. As far as NJ goes or anywhere esle, if the rules are the same, when advertising for wholesaling, do I have to advertise on my marketing materials (business cards,postcards,etc.) that I am a realtor. I would let everyone know who I speak to because I think that being a realtor just makes us that more knowledgable of the industry. I'm just wondering about advertising.

my question is Do you have to work for a broker to gain MLS access once you have your license. Or can you gain access elsewhere since you do have a license.

Plus I definitely wanted complete control over my site to manage traffic and my own internet marketing. A lot of these programs give you a generic website with a lot of fill in the blanks.

Thank you for your replys. I definitely wanted to get my websites built and hosted before marketing for deals and networking for buyers. Did you set up your own websites and who do you recommend for hosting?
