Im looking for advice because I am finally ready to take action and start marketing for sellers and buyers. I have been looking at Freedomsoft and Flip2Freedom as kind of software mentoring programs to help me along the way, as well as biggerpockets.com. I know that there is an unbelievable amount of experience and helpful people on this site. And as soon as I get that first deal, I will be on here sharing and questioning. The reason I was looking at those two software programs is the additional resources that they offer. They both offer you websites and squeeze pages to get started as well as the coaching backup. Do most of you on this site agree with starting on your own very basically or going with one of these programs and pay a little more for the automated help. If more people agree that you can start wholesaling on your own without those types of programs, how and where do you build and host your websites. Because you need your business cards and lead capturing websites to begin networking or you look extremely unprepared. Thanks

I am interested in wholesaling SFH's and individual properties. I do realize that now is the time to take advantage of the times with all the banks holding onto so many properties and and their bulk holdings just filled to the max. My question is, should someone who hasn't even wholesaled 1 small deal yet even think about learning to get into the bulk REO business first. I understand that learning to trade bulk REO's is just a bigger version of a wholesaler.

when calling realtors concerning their bank owned properties, do you start by telling them you are an investor or that you are looking for owner occupant

Thanks for the info guys. You both stated the tax assesors office, so I guess that would be the best place when it comes to contacting the city. I'm going for my real estate lisence myself because all the realtors I've contacted are not investor friendly. Plus a lot of investors say that it helps a lot if you can look up your own info and puts you into the middle of the game.

I suppose my question would be, if the houses did not have notices on them, where is the best place to find the owners, a lot of people say go to the county's office, but where exactly

I know that I want to focus on REO properties to wholesale. I have a source for transactional funding and can provide a proof of funds letter provided I have a buyer lined up first

First I have to find the property owners. The houses had vacant notices on them from Bank of America. Not sure on how to find out if they went back to the bank or not.

Hello, I know there is a ton of info on here, but there are so many different paths to the same city. I'm an information junkie, I'll keep reading and reading and never get out there. I'm done with only reading, there's too much money out there to be made. I'm looking for someone to help me through my first deal then who knows where that relationship might lead. I called some bandit signs and found one buyer last weekend. Today while "driving for dollars" I found 2 vacant ugly houses and I stopped at a nearby house that looked like it was being renovated. I talked to the owner and found another buyer. I'm realizing that this does work, you just have to get out there. So now I have a couple buyers and 2 vacant houses. Help
