Wholesale/Realtor in NJ

The purpose of obtaining my realtor license was so that I could access the MLS myself and to learn as much as possible on the inside that would obviously help my business. As far as NJ goes or anywhere esle, if the rules are the same, when advertising for wholesaling, do I have to advertise on my marketing materials (business cards,postcards,etc.) that I am a realtor. I would let everyone know who I speak to because I think that being a realtor just makes us that more knowledgable of the industry. I'm just wondering about advertising.

You might have to advertise that you're a Realtor IF you're a REALTOR! A REALTOR is a person who holds a rel estate sales or brokerage license AND is a member of the National Association of Realtors. There are many real estate sales and broker licensees who are not members of this organization. They are not Realtors.

Separate is the question of whether you must disclose that you are a real estate licensee. This will depend on the regulations of the real estate agency in the state you are licensed.

A final issue will be the legal status of not disclosing. Most attorneys would recommend such disclosure top avoid the situation where a seller or buyer you have completed a transaction with claiming you had unfair knowledge which was not disclosed.
