This was just a lead that came in looking for a solution. I figured listing the house was all I could do, I just wanted some more opinions on it. Thanks for the responses.

Is there any stategy you can use to help a homeowner get out of their house because they need to be cleared of the mortgage in order to finance another house. I received a call from a homeowner who has a home with $145,000 owed on the mortgage and the house is worth approx. $155,000(comps). The home is completely redone and tenant ready but I'm not sure what I can do because they want to be rid of the house. Seller financing, lease options, subject to....all those are out. Is there anything I can do or do they just have to list it as their only option?

I have an appt. tonight to lock up a 1.2 million dollar property tonight in Philly with a Lease Option. Thanks Kevin. I downloaded their sample letters and I have been using the one specifically for buyers. I've been contacted by a few people and added them to my buyers list. So they definitely work. I've been writing the letters myself so when I get that elusive first deal, I'll start putting more money into my marketing and get more letters out there.

What comps should I use if there are no comps in the area of the subject property within the last year or so. I do have access to the MLS but when I look up some of these properties, there might not have been a sale in the area for a long time. What comps do you use in this case?

Hey everyone. I'm not into reinventing the wheel. Does anyone have a template for a yellow letter targeted specifically for cash buyers? I would like to know if anyone has a decent response rate off of a letter their currently using before I start writing these up myself. Thanks.

I'm starting to collect some cash buyers from other marketing that I'm doing so if anyone would like to be put on my list, please go to the website. I'll also be at the July 7th meeting for South Jersey Investors, it's all about wholesaling that day.
