A lot of great strategies out there for finding motivated sellers. Depends on what your looking to spend. 

From what I've done personally. Best and most expensive is paying for online leads from places such as expert leads and lead geeks. There are tons of those types of companies. The roi is usually pretty high because those people are actually usually distressed and want to sell a property.

Best free method. Driving for dollars locally and skiptracing the addresses to find the names and phone numbers of the owners. And cold calling to see if they are interested in a quick cash offer.

Tons of methods in between those.

Best way in my opinion to find cash buyers is pick a market to do your marketing in. Find a good deal and the buyers will always come.

A good buyer finder hack. Once you have a property under contract. Find the similar comps with whatever your using. Propstream, zillow, redfin, mls access, and reach out to the agents of recent similar cash transactions and see if they have buyers for your deals. A quick way to find cash buyers for your deals.

Just some quick tips. There is way more info to this but once you get going it all falls into place.

I keep it pretty simple. Podio for my leads and followup. Openphone for my communication with everyone. Allows me to track who I talk to. Sellers, agents, birddogs, my boots on the grounds in my different markets, and cash buyers. I also use whatsapp to talk to people on my internal team, appt setters, texters and any other virtual assistants.

@Raymond Horne. Interesting thread. I've been wholesaling virtually and locally for close to 10 years. Each comes with its own pros and cons. Learning the area your marketing to comes without saying. Saves you a ton of time and aggrevation. Having solid boots on the ground is a must when investing outside of your local market. You'll learn quick what types of deals cash buyers are looking for and you can adjust from there. There are many ways to wholesale virtually, depends on your personal time and budget. Everyone has a space of their own.

@Wendy C. Hey, yeah I've been in the industry off and on for close to 10 years now. I still have my license but I've kept it inactive for the last few years. So I'm wholesaling locally and virtually without it these days. My girlfriend is licensed and I work with Realtors in different markets now. While you can wholesale as a Realtor, aive just found it mentally easier to work it without a license. But that's just a personal decision. How is it working for you these days? Any questions I can help with?

@Stephen Brown  Can I get a copy of your A-B contract that you use for wholetailing? Also, does that contract cover everything that you do?  Or do you have separate contracts for different strategies?  Thanks in advance
