Good morning everyone! My husband and I are so excited to begin our journey to financial freedom we can hardly contain ourselves but we are a little scared too. We both are in the medical field so this is definitely a learning adventure for us both. We could use all the advice we can get, especially with obtaining a smart first investment property. We have been trying to learn everything we can but we certainly don't want to make uneducated and poor investment choices.

You're getting some good advice already...... As JD says, $20k is not a whole lot of money...but congrats for getting that saved up...! If you have basically no construction skills and not much time, you are going to need a good chunk of $ to buy anything except a turnkey property. Don't get in over your heads by taking on a property that you can't fix up....
