I have used Shelter Insurance for the last year or so on my rental properties in Memphis, TN.  I have recently received an offer from Lipscomb Pitts Insurance and the rates seem to be a fair amount more competitive and the cover similar.  If anyone has any experience with this company, good or bad, and is willing to share it, I would appreciate it.

Thanks @Chris Clothier.  I actually purchased my first house from your company 4 years ago!  I am familiar with Salesforce.  I have used it in a previous position.  Its definitely more than we currently need, simply due to scale.

Thanks, @Douglas Skipworth.  Our property management company uses AppFolio, which is great.  We are just trying to manage our rehabs and/or projects that we are running at our rental properties and balance it with the cash inflows to the checking account.  We want to be able to track and quantify those inflows and outflows for tax purposes as well as day to day cash management.

Hello everyone. I have been investing in Memphis for the last 4 years and have acquired a handful of properties. Recently I have partnered with a friend/fellow investor. We have created an LLC and have started to acquire additional properties. We are picking up the pace and are trying to figure out how to best manage the cash flow and expenses of our LLC. If you all could give a couple of recommendations that would be great. We are just looking to have a software that we can manage easily and by mobile device. We just need to both have access so we can see what is going on with each property and rehab.
