Post: Insulation in basement ceiling

I am doing a rehab to flip on a house that has insulation in the basement ceiling. Some of it is missing and what is there is upside down. As in: the paper is turned down rather than towards the heated area.

Would you replace the insulation or just remove it and leave it uninsulated?

If you would just remove it, would you paint the ceiling? The house was built in the 1940s and has rough cut joists that are darkened with age. And what about wiring and plumbing? Would you just paint over everything?

Yeah Steve. Levi got this area locked down! Problem is he is busy and you need to go through Alvin to get to him. LOL

Hi Melissa,
Nice to see another Lancaster Countian on here (Even if we are on opposite ends of the county).
I understand what you mean about rural versus city in our area. We tend to have better schools and higher prices plus tough competition in anything outside of the city (which sounds like the exact opposite of Brandon Turner's market).
In answer to your question for a local mortgage broker, I have one I like. Her name is Cinthia Kettering and I'll give her contact info to you if you want.

I'm currently searching for comprehensive seller lead tracking software that not only includes information about the seller and demographics on their homes but also all estimated rehab costs and past offer information. We've tried tracking on paper, excel, and started using property fixer IPad app to track estimated rehab costs, but these are not efficient tools for up to four people that are not centrally located.

Any help with pointing me in the right direction would be greatly appreciated. I rarely wholesale properties so I didn't consider using products like Freedomsoft.

Thank you

Just ran across this post Thomas Good. I use and like the lead manager that Scott Costello has on his website at strugglinginvestor.com

Indra H. you are right in questioning if these would be considered comps. Find sold properties for comps.

If I read the OP correctly, the original 5K gets returned when 5 deals are completed.
Why is this such a horrible deal?
