The properties used in the comps are generally off court records, so there is a time lapse on available sold properties. And you aren't able to see seller concessions that you would have access to on the MLS. And you can't see what shape the properties were in.
But, they do have great filtering tools.
I'd prefer the MLS and recommend that you try to find a way to get access to it. I'm sure you could find someone that would let you use their access for less than the cost of Core-Logic.
However, if you intend to buy mailing lists, then IMO Core-Logic is a better deal, since they are included in their package deal.

Beware of high advertised cap rates. Why isn't everyone else jumping all over these?

So many times when I check wholesalers/rehabbers websites I see they have links to sell properties and to buy properties on the same website. Or there are properties listed for sale on the website.
Isn't this a turnoff for potential sellers when they see what these properties are selling for? Or is this a non issue?
I am looking to use a website for buying and to sell properties. Would you use one website or keep them separate?

For anyone getting into a boarding house, I recommend Ryan Beckland's (No affiliation) e-book on the subject. He has a system down for SROs.

I can say I've benefitted from paid coaching/mentoring. Some of us need help in pulling the trigger, rather than always analyzing deals. Also you get the benefit of concentrated information. True differing opinions give you more to chose from, but information overload can be overwhelming. Especially for a new investor.
On a side note: 25k down and subject-to 700k mortgage for 9 grueling months equates to holding costs that eat you alive.

I have a seller in desperate need to sell in higher end development. Property is headed to auction with a 237k judgement. ARV is 325k and updating costs at 30k. Suggestions and debates are welcome.
