Fran Flanagan Welcome to Bigger Pockets. Always nice to see another Pennsylvanian on here.

In response to your questions:

1. I tend to raise my rents with the market, but if I do get an excellent tenant I am going to consider giving them a bit of a break. A local investor here does keep his rents on the low side but seems to do very well. His average tenancy right now is over 7 years! I'd love to have a record like that.

2. I don't think your nuts for investing in an area you know. I actually think you'll be able to do pretty good in Conshohocken if you are patient.

3. I would naturally gravitate to a rehab due to the fact I've been in construction for most of my life and I do like the rehab side of it.

Have you checked with any wholesalers in the area? I've been in contact with someone who does have properties in your area from time to time. If you want his info feel free to to give me a call.

I'd be upset if my lender would buy a property I talked to him about. Granted, someone else presented the property to you. But, would your investor know that?

Steve Babiak I ended up keeping the eviction date and they finished moving out 15 minutes before the constable arrived. The house is ready to rent and is on the market.

Yes I do. I am in a fairly rural area and travel about a 15 mile radius from where I live (which encompasses almost 30 different towns) for my local farm. Therefore a simple "PA" keyword would be better than than the 30 town names.

I'm using my state fully spelled out. But I do wish I could also use the initials "PA". Seems like we need to use at least 4 letters to make a keyword.

I work with a local credit union that has no seasoning requirements.

A well and septic system is always a concern.
If a septic system fails it can be very expensive to fix. I always get a hydraulic load test done.
If the well water tests good I would continue using the well.
