 This is why you don't ask a contractor to put a bid together before you have it in contract.  Within the time it takes you to call a contractor and for the contractor to come out(if you can find one), take a look , then put the bid together for you is a huge gap of time that an investor can come in under you and put the house in contract, then perform their due diligence.  at that point, it was a waist of time for you and the contractor.    its a no brainer as to why you should put it in contract.  put a small earnst deposit on the property, then have an inspection clause to save your butt.  if you and contractor walk the property and you find the repairs are to costly vs return, then bail.

@Sean Wilt dont do it outside of platform. You will not be covered by insurance. Say no and walk away

BP deleted the morris invest explanation i posted from their website saying I was advertising against forum rules.  trust me, i wasn't advertising.

pretty much puts the nail in the coffin of ever trusting anyone to do the due diligence you should have done in the first place.

i feel sorry for his kids.  not sure if his wife knew what was going on, but im sure she did because she did the books.. i was a loyal listener to his podcast.  what a disappointment.

I am purchasing a ohio property in my personal name, but want to pay for all expenses through my LLC. Can I use my LLC for earnest money deposit? or will title company frown upon this?

Also, does it matter that the LLC is a Texas based LLC and not registered in ohio? I think I know the answer, but want to hear it from all the wise folks out there. Im just tryin to minimize the money account shuffle.
