We have been reading through the forums searching for an accountant & bookkeeper in the Vancouver Washington area.  Most of the posts that we have found are older so we thought we would try asking ourselves.  Since we are starting to invest we ideally need someone who will help us get started with setting up Quickbooks (zero knowledge) and eventually keeping us up to date monthly/quarterly. We also need an accountant to do our taxes for us as well.  We currently have an accountant, but would like someone who specializes in real estate investing.  Because we are needing some one on one training at first, we are really looking for someone local.  Any suggestions for the Vancouver, Washington area would be very much appreciated.  Thank you!

old thread, but do you need contractor license to work on mobile homes in parks not on foundation since its not real estate?

Hello everyone.  

I live in Washougal.   If any of you want to partner on a build on the Washington coast, Ocean Shores, wa.  I have the lot free and clear.  plans approved and lot is cleared.   If you are interested, lets talk about how we can structure it and make it happen.    I have a person interested in purchasing the lot, but i would rather build.  

the project is a 864 sq ft cabin.  cost to build, if done by us/me would be about 100k.  if builder does it, around 135kish.  should sell for 180-190k.   budget and bids are in place for owner builder.  don't have bids from builders.  everyone is busy in Ocean shores.

Hey all,

I am wanting to put my lot under seller finance.  Its located in Washington state.  which way is the safest bet?  Contract for deed, or 1st lien.    I have a buyer looking at it, but what steps would you take to protect yourselves, or least costly should buyer default.

seattle and portland are good with a growing market.  both are busting at the seams right now.   i am willing to bet there is not one good deal to be had that will not go to battle with multiple overpriced bids.  that's what bit people in 08, that's what is going to bite people now if the stupidity continues.   since you are moving to texas market. look there.  great rents, low entry costs.
