maybe it shoud be called.  LTPV.  loan to potential value.  :)

ok. so its not LTV. it should be LTM. loan to market. lol. @Ned Carey .  i don't use zillow for hard numbers, but for this example i was using it.

So i am looking at a house in texas.  they are wanting to sell it for 120k, but it zillows out at 184k.  lets just assume zillow is pretty close to appraisal.  my question is, will the banks look at the value of 184k minus 120k= 64k as my 20% down?

but to answer your question, it depends on return.  i want to start a fourplex, then work up.

its not that im looking for them.  its the process of acquiring one that i am struggling with.  ie.....down payment.  I feel its at my finger tips though.
