@Mike Makkar

Lol no,  only the house is abandoned.  I probably should've specified.  Would you expect me to get a pretty cheap price for a property like this??

Hey BP,

So today I was out driving for dollars again (its kinda becoming a thing lol) and came across an old abandoned house in a neighborhood that I used to hang out in. Its definitely abandoned, it clearly doesn't look like anyone has lived there in years. And I know the neighborhood......its empty.  This spawned an idea, this could be my first flip if I could fix it up. It still has a pretty solid roof, though it could use bit of repairing, and the foundation of the house itself seems sturdy. It would take quite some time to make it livable, but I think it could really make some money if I get it fixed. However, Im sure there's a deed to it somewhere, but I have no idea how to get to the owners. I honestly don't know if they're even still alive. This house has been abandoned since I was in middle school. What should I do first to try to do something with this property???

Hi Bigger Pockets,

Yesterday i went out driving for dollars in some neighborhoods near mine. I know its not the most efficient way to find deals, but I found a couple of FSBO's that looked like they could make for a nice wholesale if the price was right. I took down the numbers on the signs, and I'm planning to call and inquire about the houses tomorrow. The problem is this is my first attempt at actually executing a deal and I have no type of outline as to what I should say over the phone, what questions to ask, etc. My goal is to contract the house and sell the contract so as to avoid having to do a double-close. Anybody kind enough to give a newbie a little guidance???

Hi Bigger Pockets,

Im new to the world of real estate and Im currently working on my first deal. I have been researching wholesaling and I have a pretty good grasp of the concept. I don't understand how loans affect the process however. I mean loans that would be attached to some homes, not loans for funding on my end. How should I evaluate a "deal" in which the original owner has say a $20,000 loan? Should I steer clear of these deals or is there a way to just incorporate that into the wholesaling equation??

Hey Denise,

I'm pretty new to the real estate business so we have a something in common.  Do you already have some experience with wholesaling, I'd love to link up! I could learn a lot from you or we could learn together!

Hi bigger pockets,

I am looking to get into wholesaling in my area, which is the Columbus, Georgia, Auburn, Alabama, and Birmingham, Alabama areas. I am working on putting together my cash buyers/motivated sellers lists but I have not made too much progress. I do have a sample assignment contract, but I need someone with more experience to look over it and point out any loopholes and gray areas. My plan is to get all of the documents that I need together before I actually start matching houses with buyers and sellers so that it would not be a huge roadblock when I'm really to try to close a deal.  It would also help a lot if someone could point me to the other types of contracts that I would need for wholesaling houses. I can email a copy of the contract that I have to anyone willing to help!!

Thanks,

Devante Williams

@Adrien Schebott Yeah, how would you reccomend going about finding someone willing to help? I believe asking bigger pockets for mentors is against the rules and I have no idea who would want to help me when they could just pull the flip themselves. And the only other option I can see is paying those outrageous prices to be mentored by an internet guru.

Hey Bigger Pockets,

I have been researching homes to purchase and flip and was thinking about looking into the Columbus Georgia area. Upon a little investigation I have realizde that quite a few people feel that the market is a bit different in that area, but they did not really specify why. Does anyone have any experience with flipping homes in Columbus, GA to share? It would be much appreciated.

Sidenote: is anyone going to the Scott Yancey Seminar at the Auburn Hotel tomorrow? It would be so much more comfortable if I had someone to go with. I even have an extra ticket.

Hey bigger pockets,

I'm a newbie to these forums and a newbie to wholesaling as well.  I've found a motivated seller and am trying to get this first deal done but I want to have general contracts prepared before I go any further.  Can anyone provide me with the types of contracts I will need to do this? This would be a no money low money flip if it works out.  Actual contracts would be perfect of at all possible,  but an outline of what the contracts should contain would be helpful also.  Any other advice would be useful too.
