Contracts for wholesaling

Hey bigger pockets, 

I'm a newbie to these forums and a newbie to wholesaling as well.  I've found a motivated seller and am trying to get this first deal done but I want to have general contracts prepared before I go any further.  Can anyone provide me with the types of contracts I will need to do this? This would be a no money low money flip if it works out.  Actual contracts would be perfect of at all possible,  but an outline of what the contracts should contain would be helpful also.  Any other advice would be useful too.

@Adrien Schebott Yeah, how would you reccomend going about finding someone willing to help? I believe asking bigger pockets for mentors is against the rules and I have no idea who would want to help me when they could just pull the flip themselves. And the only other option I can see is paying those outrageous prices to be mentored by an internet guru.
