@Robert Richter Hi Robert! Those are good areas, but not super high rental values. Have you considered LTR close by in Columbia or Antioch?

@Chris John yes in Davidson County! But the surrounding counties are truly money makers from a rental standpoint!

@Chris John Haha no worries, Chris! I do know where Lexington is, since my family lives pretty close by. That is in West Tennessee though! To be honest, I would not expect much cash flow in that area. Have you guys ever thought about rentals in the greater Nashville area? Much more of a market there!

@Christine Sparks Maury County is good! There are definitely some areas I’d stay away from though. West Columbia I would definitely recommend.

This is a great time for you and your partner to find and profit from your first rental property. I live in the Franklin area as well. Murfreesboro does have some great opportunities, and there are plenty of other areas you may be interested in based on what you have said. Welcome to the network! I live in Middle Tennessee, but I love me some Chattanooga. I bet that will be a wonderful place to start your investment journey with your wife.

To answer your questions personally-

1. Taking something old and bringing to back to life is rewarding in itself, but taking a house and making it a home for others is even better!

2. Decisiveness. You wait- you lose. It's just the name of the game!

3. Coaching!! I coach young athletes in my spare time, and giving these girls athletic as well as life skills brings me to a whole other level of joy! Oh, and being a mom :)

Hey Travers!

You have a pretty good strategy and there are plenty of markets in close proximity to Nashville that you can begin your investment journey. Some areas I would really focus on are Wilson County, Williamson County, and even some areas of Clarksville!
