@Nicole A. Awesome, this helps a bunch! Now in regards to the wording you sent, it shows that it will be month to month after a year long period correct? May 2016-April 2017. Is there a way to just start off the agreement month to month?

@Nicole A. Perfect. Considering my situation this sounds like the best option. Is the residential lease different since its month to month? Or am I just specifying it is in the standard residential lease? Sorry for all the questions, I just want to be certain. Thanks!

@Nicole A. Thank you so much for your input, I truly appreciate it. I couldn't agree more with you. We have definitely had that serious talk and will have it again once the lease is signed. He understands fully, that if payment are missed, eviction will follow. I just wanted to cover my bases in regards to if she passes, and he cannot make the payments. Is this why both names need to be on the lease? Thanks again for your time.

Appreciate your feedback @Brian Garlington. This "friend" is someone I have known for over ten years. While I do understand where you are coming from, its hard for me not to allow them to stay. So in your opinion, definitely get both names on the Rental Agreement Correct? Also, as mean as it sounds, there is no emotions involved in this. If god forbid, she passes, and he can't come up with the rent, eviction would be the only option. Should I maybe only do a 6 month lease at a time to protect from that?

Another Question I had was, I'm located in Florida, where is the best place to get a residential Lease? If Online, are there some reputable sites that I can go to? Thank you again!

Hello My Fellow BP Members,

             So I have a friend, who is in desperate need of a place to live. He doesn't make enough to pay the rent on his own, but is moving in with his Grandma as well, who receives a Social Security check every month that would easily cover the rent on its own. So both of their incomes combined is more than plenty to qualify. Here's my issue. I know people say never mix friends with business, but it just so happens that I need a tenant, and he needs a place to live. Which in my eyes works out. 

Question #1) Should I make the lease out to his Grandma and not him, since she makes the majority of the household income every month? (I neglected to mention that she has some health issues, and currently pretty much stays home all day, everyday.) My friend is pretty much her care giver and moved down from up north to do this for her.

Question #2) If heaven forbid, she passes, and he can't afford the rent, what are my legal ways out of this situation. (I hate to think this way, but just want to be well informed before moving forward.)

Question #3) Can they both be on the lease, and if so, is that better for me legally?

Any help on these questions would be greatly appreciated. He plans on moving in February 1st, and I want to be prepared, and have the right documents in order. Thank you for you time.
