Good Afternoon BP!

Just passed the state exam yesterday. (Yippie for me) lol, I want to know some of the best ways I can use this for my advantage in the Real Estate Investor industry. Obviously I will have access to MLS, but are there any other benefits, to having your Real Estate License when it comes to Investments? It may sound like a dumb question, but being a newbie requires me to inquire. Thank you all for your time.

Hello my fellow BP Members!

Its always a pleasure to receive feedback from such knowledgeable individuals. So here is my question for you:

I recently (yesterday) passed the Florida state exam to obtain my Real Estate License. I obtained it for Real Estate Investment purposes, but need to hang my license with a broker. I am currently living in Fort Myers, FL. My question is, what are some "Must Ask" questions, as well as some good questions that I should ask my potential broker while discovering which one is the best for me to hang my license with? Thank you for your time.

Hello my fellow BP members! I am currently in class for my real estate license at Larson Ed, and I am looking to close on my second rental property in the next month or so. May someone recommend a great property manager in the area that can manage my properties? I am in Southwest Florida. Also, what is the average cost monthly to have a property manager? Or do they charge yearly? Is this a good option for someone new to the buy and hold field? Any help would be greatly appreciated. Thank you.

@Dave Foster , @Emanuele Pani Thank you so much for your detailed responses. With this new gained knowledge I plan on listing my rental property in Orlando for sale, so that I may get a large lump sum now. This way I can reinvest down in SW Florida where I am currently. Thanks again for your help my fellow BP members.

I own a home in Central Florida near Orlando, and have lived there for 5 years. This year I rented out that home and moved to Southwest Florida where I am currently renting. I plan on selling the house in Central Florida. Will I have to pay capital gains tax on the profits I make on the home? If so, how much? 20 percent? If i decide to keep renting that house out and purchase another home where I am currently now, will I have to pay capital gains on profits made on the second home if/when i sell it? Any and all answers are appreciated.
