@Jonathan G. I can assure you his rent will never be subsidized. Thats for sure. and yes, it is most definitely a business. I will put him on a m2m lease and, at the first sign of anything fishy, will give him notice to vacate. While I do know him, the whole friend thing is a bit too far. This isn't my "bestie" here. Just someone I know. An acquaintance. Business first ALWAYS.

@Thomas S. well stated. Thank you for your input. He does have a full time job at a nearby home improvement store but does not make 3x rent which is standard for my properties tenants. He is responsible from what I can tell (remember I stated he moved down from NY from a higher paying job to take care of his grandmother who had no one to help her with everyday needs) I totally do get where you are coming from, but the whole freeloader thing is simply not the case

In the end, cash flow is cash flow. And not only will I get more access to the house to check up on things. It's not a complete stranger I'm renting too. But you all can rest assured, that he WILL be treated like a stranger the moment that rent payment is not in my account. I think I confused you guys because I used the word friend in the beginning of this post. He is an associate and nothing more. My apologies, if I mislead anyone.

@Thomas S. thank you for your opinion. I know exactly what you mean. All I can say is I can assure you it's business first. I have no problem putting him on the street if he try's to screw me. Simple as that. Forget the "emotional" statements. I guess I mislead you, unintentionally I might add.

@Mindy Jensen Thank you so much for taking the time to respond to me. I truly appreciate that. I do hope you are wrong as well though, lol. Like I mentioned before. He is in a tough spot, but if anything were to happen, and rent payments can not be made, he's gone. I can understand peoples doubts based on me letting him stay in the first place, but I'm making over $500 per month in cash flow on this deal, so Ill give it a whirl. And if it ends with a friendship lost, because I helped out a friend in need, and he tried to screw me, then so be it.

I beg to disagree @Thomas S. But nevertheless, thank you for your input. This a business first, and a friendship second. While I stated that Ive known him for over 10 years, if he gets in the way of my business and my money, which provides for my family, he will be on the streets in two shakes of a lambs tail. TRUST me.
