I just got done reading @Brandon Turnernew book "rental Property investing" yesterday and i highly recommend it for new investor. So many good tips and also a easy read. It give you alot of Pros and Cons about different investment types. I plan on reading his other book on  Property Managing as well...

As I say to all new members I think listening to Podcast is the best way to educated yourself. A lot of information in those hour podcast...BP is a great start to any new REI because of the information that this website provide...

Welcome to BP, too much information and knowledge on this site.....i highly recommend listening to BP podcast its a great way to learn RE and you can listen to it where ever you are...

goodluck....and you are having a good start by finding this site...

yeah waiting for each tenant to move out seems like the best option. Plus while they are in their you can still save for rehab cost for once they move out. Kinda like a win win situation, tenants paying and you are saving.
