bought first Rental 4plex.Repairs needed to be done.tenant occup.

Good evening-

Just purchased my first buy and hold property. The ROI is great but the property does need some work. All units are rented out and paying on time.

My question is, how do I wok on the property while the units are occupied?

Needs all the normal stuff, carpet , paint and some additional work. Is now a good time to invest in laminate or should I just replace carpet?

    Do them one at a time as tenants move out on their own. You could influence the worst of the bunch to move out by increasing rent, not renewing their lease, etc..
