I hate slum lords

I just put a great property under contract. The seller inherited the property. She was clearly a slum lord and this poor guy is paying $675 a month and lives in a dump. He has lived there for 7 years and has never missed a payment either. If I had the money Id out the 5-10k in this place and make it really nice for him.  Hopefully one day soon I'll get there. I just want to raise the bar so slum lords can't exist anymore. Until then wholesaling it is. With that said anybody interested in a property near Temple with a tenant for 40k? Lol
