I have been having an extremely frustrating time with my phone numbers, about 85% of them are disconnected or wrong numbers. This is just killing my workers time and my efficiency. What are the premiere Skip tracing services other than TLO? Which one's should I avoid or are they all going to yield the same frustrating results?? Currently using REI Skip and the results are frustrating at best.

I'm thinking of sending an offer to a home owner that I think will accepted, but its prime for a Lease Option. I just do not think the cash offer will move him off the property because he is not really distressed. Am I doing too much work or should I just make my low cash offer.

Where do I find Lease Option renters in any market, but especially in GA.

Im looking for the best website to find Permits pulled by contractors in Dekalb County by the home address. I have found one for Fulton, but Dekalb seems to be a bit more tricky; they only gives permit information by Month.

South Atlanta has already started to change, but I'm not sure if it is going to continue or fizzle out?  Most of South Atlanta will not be on Beltline (from what i understand) and I wonder why some folks are slowing up on West Atlanta. Hapeville and East Point are still pretty rough but have some gem areas. find the right block, find the right buy.

I always believe you should offer what you research says you can afford. If you run the numbers, know your cost, know your estimated profits, that is what you offer. If they are asking 330k and you know you need to get if for 235k for it to make sense for YOU, 235 is what you offer. Stay within your budget, not someone else's. Do not chase asking prices, better to lose a bid, than lose your shirt. Just because someone wants a price, does not mean it is the right price for you.

I have a friends who have been investing in NYC for quite some time. Unfortunately it seems like some of the software and platforms like Property Shark, do not offer the same capabilities in Atlanta. Where do you go to find the Lis Pending, property and owner information in the Atlanta Market? Also, which direct mail companies have you found to be the most effective.

All of the previous advice have been sound and accurate. I always like to think about what are my investment goals and what are my current talents. Beltline properties are the the obvious investor choice, but acquiring those properties for a good price to get a quality return could be difficult if you do not have the proper skill set. The outside areas South Atlanta and North East and North West Atlanta are also promising and you could find good deals there as well. Atlanta is like every other market, you need to know what it has to offer and what the people are coming here to do. Do some research build a network of people you can go bounce ideas off, and move with calculated aggression. Things out here are moving fast. Best of Luck to you.
