i read (listened to ) your book when I started about 5 years ago. I did not remember it having a SOW .. I did not read (listen to) the most recent version though.

I am loooking for a detailed scope of work template to utilize for my jobs. I need to be able to see where the funds are going and understand where and what I am over spending on, and where I need to negotiate.

You are not legally kicking anyone out in NY right now .... It sucks, but that is NY and its tenant friendly laws that have been compounded with Covid.

If This is accurate and on par with what is happening in the market please let me know, but it honestly seems pretty wastful, but I am not as experienced as most.


Last60 day call log report and this is what I have:

In the last 60 days I have:

5129 - Skip Traced Addresses

11,245 - Numbers received

out of those 11, 245 numbers: .82% (92 numbers) came in as "leads" maybe 5-9 actually wanted to sell.

91.08% of the 11,245 numbers I called, I never spoke to a live person.

I am not a veteran at any of this, but I think there must be a breakdown somewhere. If not, I need a new marketing strategy or new market, because these numbers make absolutely NO SENSE!!! 

I am serious about success, but what I seem to be doing is wasting serious money at the moment. Please give any advise you have.

All of my investors making cold calls, which system are you using for skip tracing, what system are you using to make calls, how many numbers do you usually get back and what is your contact rate, and your motivated seller rate? If my rate is accurate I will continue, but what are you contact rates for cold calls?

Payment records! Buy and hold is a tale of two games. You are either a cash flow person or an appreciation person. However, regardless of how well you home appreciates, if you have the wrong tenant in the building it's going to HELL! 

Cash on Cash return and Cash Flow is what buy and holds tend to analyze for.

getting bank financing is going to take more than two weeks, especially now with Covid. I'd just make sure I had a solid lawyer for closing and you should be fine.

I would say analyzing a deal is second most important thing next to knowing your market. Target audiences can vary and if you are doing something niche, you usually find like minded folks after a little while.
