I have found some amazing Lawyers in the North East, but in a market like Metro Atlanta where is the best place to get your referrals? I am in 2 different REIA's but their pages do not allow for easy navigation. Does anyone on BP have any good recommendations for me?

I get a few things in these areas from time to time that I am looking to dispo, but I have not found the right people in these areas to take them. Land, Commercial properties, and homes. If you are active in these two area keep in touch with me, and Ill let you know what I come across.

Yes, its a senior care facility. She's elderly and wants to sell. I have to pry the details out of her for the business.

Is it 10 or 20% of the ARV of what can go on the land?

I am also having a hard time finding dimensions for a plot I'm on the verge of purchasing in Henry County. New ordinances (so i have heard from a developer) say that all new builds must be 150ft of road front and no flag lots. I have a good size lot, but I'm wondering how many properties I can fit on it, in order to make an educated guess on offer.

Its not what I would consider "remote" there are several properties next to it. Just no recent sales in that area in the last year that remotely match the property description and comparable sq ft.

No, not yet. I have no idea what the property can be worth to someone because its outside of my purview, so I do not know how to negotiate price to then get to an end buyer. @Canesha Edwards

Yes, I calculate for a min 500/Month of Cash Flow after PIMI / vacancy / cap exp / expenses / etc.
