Most good GC’s are up to their eyeballs with work and any GC that isn’t very busy right would be cause for concern. I found that investors usually go through several GC’s before finding a good fit. As with most things in life, experience will give you the most knowledge..... good luck and happy hunting.

PS - you can find a property that has been rehabbed, look up who pulled the permits for that property, you would then have a contact for Construction work

I’ve been looking for these answers, and it seems it just comes down to doing some due diligence research to find decent contractors. I would also recommend “The Book on Estimating Rehab Cost” - That can give you a good general idea.

What areas are you looking to invest Daniel Caraway ???
There are definitely deals in Atlanta, but the margins are getting tighter and the market is being stretched thin in certain areas.

There are lots of investment in those areas around Atlanta because of proximity to the city center. It’s actually pretty difficult to even get something in those Areas for because they go so fast.

@Jason D. I am trying to purchase this book, I just got to that podcast 10, but it says 2weeks delivery for digital. Is there a faster way to get book through BP?

I have not purchased a home because I don't know the renovation cost, but I can't get a Contractor to give me an estimate unless I already have a home. Where Can I get general cost per Sq Ft for home renovations?
