@Kurt Phillips Ive definitely listened to that podcast, it was highly informative. I think the small bank route may be what would work best for me. Is Sub two just Owner financing or is that something different? I should prob listen to that podcast again.

Curious to know if there are any good loan options (other than hard or private) that self employed people can use with little to no taxable income.

Rashida Sigmond There is a sweet spot you have to hit with purchase price, renovation cost and maximizing S8 Vouchers. I would assume if you’re going to be really diligent with your numbers it highly limits the properties you can pick; you have to find the right price in right condition and often those go SUPER FAST in Atlanta. This was my strategy also, I’m still working on it. Best of Luck.
