this guy will owner finance his house which is worth 200k arv.  if i bought it for 180k and sold it for 200k i would still be making monthly payments to the owner BUT i would also have money left over because i wouldnt pay him back in full right away, i would pay him back monthly or whatever the agreement.

SO IN THEORY, would this be like taking out a loan, just with more risk and more work?

 even if i ended up losing money off this deal, i would now have money for down payments for profit, and marketing etc etc.  so in the end it would come out as me making a profit.

it seems like everyone says that letters have a better response rate+more deals.

i thought postcards were cheaper but postcard stamps look to be only one cent cheaper.

i have a thousand bucks to put into a mailing campaign and am not sure which to do and who to target. maybe i should switch it up?

advice?

how do i know who to target for my mailing campaign?

not sure if i should do people who have liens, probate, divorce, or absentee owners.

first time i tried absentee owners, i screwed it up. not sure if i should try again or not with a new list. i feel like these days everyone plus their grandma is doing it, and landlords must be getting hammered with mail.

not sure who to target.  id rather not learn what works and what doesnt through trial and error.

but if it takes them 6 times to finally give me a call they cant be that desperate to sell can they? whats the solution to me telling them to sell it so far below market price

at what point should i spend a few hundred to talk to a lawyer and make sure all my documents are legal?
