Post: why target same person so many times?

i am doing a direct mail campaign to absentee owners.  i have read and heard many times that i need to keep targeting the same list about 3 to 6 times in order to find someone who is actually interested in selling their house.

the part i dont understand is, how come i need to target them so many times.  if they finally decide to sell after the 6th time, they cant really be that motivated can they? if they dont NEED to sell, they are going to want retail value and after the 6th time of me targeting them, it doesnt seem like they NEED to sell.

i have targeted my list three times now and am wondering if i should target different people. like probate court or something.

your opinion?

i have a $1000 that i would like to invest back into my business and am wondering how i should go about it.

i have been doing a direct marketing campaign to absentee owners for about 7 months and have targeted them three times now.  most of the calls recieved were either from people who were not interested, or their homes had too much of a mortgage on it or just not desperate enough to sell...  i got no deals from my marketing campaign.

i also have 100 bandit signs that i have been putting out which i have only been doing for about a month now.  its winter season so i am not sure if i should keep posting them up during the snow storms because then they will get taken down due to plows.

i already have a website, but it gets no leads because google doesnt rank it high enough.  i literally have to type in my url onto google in order for me to find it on there. 

i am not sure how i should go about spending this $1000 to invest in the business and am wondering if you have better suggestions and how long you think it would take for me to close on another deal after this investment.

he has 240k on his mortgage

he wants to sell asap due to a "nasty divorce"

not really sure how to be pro active right now.  i got a lot of stuff done this week and now i am just basically waiting for it to fall into place to get the show rollllinnn.   what should i be doing to stay proactive when i feel like i have nothing to do except read?

i dont see the RE market being affected until the giant correction takes place (soon) in the stock market

as long as detroit keeps voting people in who keep raising taxes, i dont see much hope .  you'll see the same financial collapse happen in cleveland, chicago, and philli soon enough...

the stock market is making a big correction due to ebola being one of the many reasons .  the housing and stock market are interconnected in many ways.   i dont think think the big correction in the stock market is going to happen right now, but it will be coming soon... and when that happens, the real estate market will be in trouble again.  

to answer in short,  i dont think ebola will have much of an impact on the real estate market but i do beieve the real estate market is still in danger once the stock market makes the huge correction that it is due for
