woah toughy....

im asking because my fellow investors want to know. as far as i know, it only helps for negotiation purposes for a wholesaler. and im not going to come out and say "tell me your mortgage NOW so we can negotiate a lower price" . ill make them an offer and either they accept or they dont ..  

are there? how many do you use? which ones are your favorite? which ones require little to no money

when would i be required to know their mrotgage?

many people i talk to say that what is left on their mortgage is none of my business.

this last guy said "if you buy it for the right price it shouldnt matter how much is on the mortgage because ill just pay it off".

for 1) im assuming he isnt motivated and i am not getting that great of a deal.  but assuming makes an a, well... you know..  

whats a good reason for them to tell me their mortgage?

i have a house that i am thinking about flipping. the septic tank was replaced in 2002 but there is a problem with the leech field so it needs to be replaced. right now a holding tank is being used.

the problem is, there is a brook nearby.  i called a septic installer and they said it should be grandfathered in but i need to know when the leach field was installed . how do i figure that out?   i called town clerk and she said the septic was replaced in 2002 but had no info on leech field

when do i use all of these though? which pre qualifications are set for each one of these strategies?

i want to be able to learn how to close on every lead that i get. i just dont know when to use them... especially with litle money

do they all bring ina  good amount of leads? right now i use direct mail but most of the people dont seem very motivated.

i went to a rich dad program a while ago  and they said that you should have 7 ways of advertising. which ones do you use?
