 This isn't really an issue. Find a good cleaner, pay h/her well. More importantly, build a relationship. My cleaner even hunts for local furniture on FB marketplace when something breaks.

I'm referring to Jacksonville. If I were buying, I would stick with Jacksonville Beach or St Augustine as they already have rules in place. 

I wouldn't call it fair game. Lol. Lack of regulation is not a safe bet. Sure they've been talking about it forever and haven't regulated but ...

As I said, enter at your your risk. All it takes is a politician ready to satisfy the locals complaint of lack of affordable housing.

I'll preface this by saying Jax currently does not have any regulations so enter at your own risk.

With that out of the way. I do pretty well in Mandarin but it really depends on your target market. Determine your target then go where the are.

I've heard "only in the historic district" but that's about it. I have not been able to confirm any information from the local government.

What I do know is Jax Beach and St Augustine already have regulations in place so that's where I'll likely head. Of course you already have the place so that's a different story.

@Brenden Mitchum Excellent insights. Thanks. I would love to chat with anyone in the area that's doing well with this strategy in the area. I was originally targeting Airbnb but aside from ATL and Fairburn, I believe,  most of the suburbs do not have any regulations yet, which I don't like.
