I practice all the above except the no locals one. 
I'm thinking about that.

This unit is not mine. It's an arbitrage apartment so I have little say on screening. (Let that be a lesson boys and girls).

What are you using for short-term rental screening these days, if any?

I've been using a company called SingleKey for a while now.

Pros: 

-Simple Web App

- Option to pay or let guest pay (I pay, but it's nice to have the option)

- Guest gets the email to complete so I don't have to deal with any personal information.

Cons: 

- I don't necessarily need a credit check. Airbnb/VRBO is handling payment. 

- At $30 a pop, while it's not the most expensive thing, I feel like it could be cheaper since I only want criminal/sex offender status.

 You're using it as a rental, so you can sell it as an investment and 1031 Exchange the funds into another investment property.

I have a townhome in NJ. It was purchased as a primary residence but has not been used that way for over 8yrs now. It has been a rental for the last 8yrs. Is my understanding that 1031 can only be done on a property that was purchased as an investment accurate?

Objective: Find 3/2 in St Augustine, 5-10 minutes from historic downtown, up to 350k, no rehab.

When did you purchase this? I've been looking at St Augustine for months and still coming up short. Recently lost a bid last week. My budget is up to $350-400K but would give my left arm for 200 range. 

Anyway, would love to connect with you and any other investors in this market and Jax for that matter.
