Good market for short term rental can put 40-50k down

Was wondering anyone have a good str market that I can cash flow around 25% and purchase for anywhere between 175k and 250. I would like to put down anywhere between 40-50k but can go to as high as 70k. I know there is obviously place like Orlando. But not sure if it works in my budget to get best bang for my buck. So was wondering if anyone has any good ideas like Orlando with in budget.

I would be careful investing in areas that do not have established str laws. Also, you want to be in places that have always done well with short term rentals. Every market is on fire now over the past 2 years because of covid. Research and find areas that still performed well in 2019 and before. A few years from now you could start seeing fire sales of ghost town Airbnb bubbles when domestic travel slows down and/or when big cities make it more appealing for people to travel post Covid.
