@Rick Baggenstoss I'm targeting 400-500K range. Do you have any suggestions on ATL metro locations to focus on? Some of the areas around Atlanta, not Atlanta itself, do not yet have any STR regulations so I'm holding off on STR in that market and looking more and more into coliving.

The title pretty much says it all. I'm looking for an accountant/CPA, preferably with experience handling STR expense/income.

Any reason why you cannot safely manage a hot tub remotely? I've never owned one so I'm really curious. 

I've joined the FB group as well. Happy to network as this is 1 of the 3 markets am looking at right now.

@Bonnie Low that rate is not low in that area. From everything I've researched, you really have to stand out in that market. Theme properties and large - think 6+ rooms - out there can make a LOT. Also having amenities that a large family can enjoy. 

@David Parathundil aside from checking out the listing sites and airdna, I would also look at rabbu. The more data points you can get, the better.

In all seriousness though, unless you stick with established markets like the others mentioned, that coveted list would be outdated by the time they hit a website list. A lot of the metro markets especially are constantly changing their rules and not worth the hassle. 

I would say to follow the herd for the most part and stick with established markets. As someone said above, the short term shop folks operate in str friendly place, so you can check out their site if you don't have/know a place to start.

Thanks for the reply. Down season is not a bad thing. It's nice to take a break.

I have a few rentals in RVA and some other states, but I would love to connect with any host in the Virginia Beach area. 

Occupancy and nightly rates in the area look good but I'm really curious about seasonality since VA is not warm year-round.

I'm also curious about the regulations over there. From what I read on the city website, everything looks good except for one section about not renting more than 2x in any 7 consecutive days. I guess this is somehow better than some of those 1 wk minimums but not by much. 

Anyway, if there's anyone out here with property over there, I'll love to hear from you. Thanks
