You say "cash flow beast". If your underwriting is solid while being conservative, I would go for it the 43 unit. Im not sure I'll sell the 8 unit though. I feel like you're unnecessarily restricting yourself by not considering partnership, especially syndication.

 I'm only familiar with DC's rules on primary homes but it does sound like you're trying to combine a hotel with a primary home Airbnb without following the rules for either. I'll definitely be interested in what you learn. Out of curiosity what part of the city is this building in?

I think you already know the answer to this question. I'm also generally not sold on social media personalities, unless the person has a long track record across multiple legitimate touch points. Tik Tok and IG are the most suspect ones for me. I also don't watch random videos from people I'm not already following, so I guess I don't run into these gurus people seem to talk about.

 Google is your friend. I just search "xx county section 8 rent rates". I found a government result and looked for anything about tenant rates or information for landlords.

Definitely check out the one Kyle mentioned. I try to make it every chance I get. Also look up "The Multifamily Code" meetup. There are a few popping up here and there.
