OK That makes sense... That property is a 3/2 1200 sqft in Gifford. This property is still a deal (for someone) in this market. However, as an investment you will need to factor in (lower) rents, Higher Turnover, and more maintenance in this part of town. Also, a quick check of the building department indicates that the roof is original... Will need to be replaced in order to get insurance for the property. . . I know a good guy for this. Hey Nicholas,

Great Work So Far! My wife Laura and I are active real estate investors and agents here in Vero Beach. I'd say for a true 4 bed 2 bath home (in a decent location) your rents will definitely be higher than $1500. Where specifically in Vero is this property? Also, Curious which property manager you are using (for 7%)? My experience is that for 1 single family home you will pay 8~10. I have a fantastic PM you can use if you'd like. Message me and I will send you her number. I am also curious if this home is truly a 4 bedroom because (on the retail market) the next least expensive 4 bed 2 bath home in Vero Beach is $290,000 (per MLS on 05/08/21). Be careful... sometimes if it seems to good to be true then maybe it is. Depending on the age of the roof you will likely have to factor in more for insurance... Also, I would expect a conservative 8~10% for you maintenance and repairs. (cost of labor + material is rising) If you factor all this in and it still cashflows then go for it! Vero is Growing and I believe we have a long way to go. If you have any questions at all feel free to reach out. Thanks!

Hey Josh, Thanks for posting this thread : ) My wife and I were born and raised here on the treasure coast. We live here, we invest here and we are full time agents so we keep a close eye on what happening. From my point of view the treasure coast has a long way to grow... If your plan if for buy and hold 15+ years you cannot go wrong. There has been and continues to be a major demand for housing all along the treasure and space coast. Obviously, Melbourne has some of the leading economic drivers in the state with their aviation and aeronautic business which trickle down into the local economy. Port St. Lucie was the third largest growing city for a few months last year. My home town of Fort Pierce has great leadership bringing in new businesses. Fort Pierce now has the largest boat lift in the world for servicing mega-yachts. If you have been to south Florida (Palm Beach - Ft Lauderdale) this will be a good indicator of what you can expect along the treasure coast in the coming decades. Obviously, I live here and may be a bit bias but i love my town. I am very bullish on buying right now and in the coming years. If you have any questions at all feel free to message me. @Sheila Jones Hey Sheila, Typically, the season between Thanksgiving and Easter is the most busy for STRs in the Fort. From my experience the demand has only increased this season. Normally things slow down after spring thru summer... we will see how this year goes. Feel free to reach out to me if you have any specific questions. What type of property are you looking for ? Hey Johnny, I was born and raised in Fort Pierce. My wife and I invest in the area. The “deals” we are seeing at the moment cash flow around 10% on average for long term rentals. Higher for some short term rentals. What is your strategy for investing ? Thanks, Derek
