A couple of things from MY experience, and I'm not suggesting these couldn't be mitigated with better systems:

1. My local unit turns are half what I pay out of state. Should be comparable material costs, but labor (and markup) is higher. There is a price to pay for not looking at a contractor in the eye.

2. My local units have near zero vacancy and I can usually turn things around in a few days. Some of my out of state units have been vacant for months with reasonable demand for my units. 

3. Your number one property manager one year can be your worst the next year. Many PM's become overwhelmed when they try to scale due to out of state demand. Several markets I have cycled through 2 PM's and am on my 3rd. Usually when this happens, I have lost 1 or 2 tenants in the change. When they scale, they hire inexperienced people in the office and the field. I've spent hours on the phone with PM staff making minimum wage. 

I think one thing I've learned after years of missing pro forma numbers, is it comes down to learning how to manage the property manager. The better you align his profitability with yours, the better your asset will perform. Now I attempt to negotiate a flat 10%, no lease up. This way the PM is incentivized to keep tenants longer, and they are out of pocket every time they lose a tenant. I'm experimenting with master leasing to a local investor which I think aligns interests better than  any other. We shall see.

I own in 5 markets with 5 different property managers. My advice would be to stay local my friends.

Alia Ott:


Alia has spent nearly 15 years investing in real estate, and has been involved in over $25M worth of real estate transactions and private loans. She and her business partner, Terri Garner own an education company called Investors in Action that helps people learn how to earn passive income through self-storage investing. They also manage investor relations for the Capital Storage Fund which focuses on purchasing low occupancy self-storage properties and using their Revenue Optimization Process to quickly increase cash flow and overall value.

Alia is passionate about financial education for women and children. She helped found several financial literacy programs including a youth-based program called “The Magic of Money” and “Cashflow Divas,” a mastermind group for entrepreneurial women focused on creating passive income.

Prior to investing full time, Alia served as a Director for several corporate philanthropy programs initiated by Cisco Systems, AOL, Yahoo! and the United Nations; creating giving portals that have raised over a Billion dollars online for charitable causes. Alia is a master connector and holds a degree in Communications from Chapman University as well as a Certification for Advanced Project Management from Stanford University. She is a licensed real estate broker and best-selling co-author of the book “Initiative”.

Bill Guting:


Bill Guting is the Co-Founder and President of DreamVest Capital Management, Inc., a privately-held full-service investment and capital management company based in California, working with debt and equity partners seeking to invest in commercial multifamily investments. Bill is primarily focused on the firms overall strategy, working with key operating partners, investment management, and overseeing investor relations.

He is an author, entrepreneur, a licensed Real Estate Broker, and a veteran investor with over 25 years of successful real estate investing experience and personal involvement in over 600 transactions.

Bill and his investment team have over 52 years of combined real estate investing experience, with over 480 units and nearly $15 Million in assets currently under management. He is projecting an increase in units of 80% or more in the next fiscal year.

Ian McColl:

After owning a streetwear clothing label through the ‘90s, Ian became a mortgage broker and aggressively bought properties and land through the real estate upturn. After the crash, Ian bought residential foreclosures at the courthouse steps, rehabbed the properties and remarketing them. Since 2009, he has specialized in buying non-performing notes.

Ian's company, Surfinvestor Inc., has developed a strong niche market buying non-performing seconds and doing creative workouts with the borrowers. Surfinvestor Inc holds its performing notes long-term for great cash flow. They are also currently obtaining residential properties through foreclosure and keeping them as rentals.

Brock Vandenberg:


Brock VandenBerg established TaliMar Financial in response to elevated uncertainty within the banking industry and to provide an innovative alternative to the restrictive practices of traditional lenders. With more than 12 years of experience in real estate finance, Mr. VandenBerg has earned the trust and respect of a strong network of clients and business partners.

Mr. VandenBerg’s experience includes serving as Vice President of KeyBank’s Private Equity Group. In this role, Mr. VandenBerg assisted in funding more than $200 million in mezzanine debt and joint venture equity investments and worked closely with leading real estate developers and institutional investors worldwide.

In addition, Mr. VandenBerg served three years with the Federal Deposit Insurance Corporation (FDIC), where he supervised the orderly dissolution of failed financial institutions. His responsibilities also included the sale of more than $500 million in performing and non-performing loan assets on behalf of the FDIC.

A graduate of the University of Michigan, Mr. VandenBerg is an active member in the Urban Land Institute and the Mortgage Bankers Association and holds a California Real Estate Broker License.
