Mr. Kovalsky is a California attorney with 32 years of experience in both real estate and business
transactional and litigation matters. He has obtained millions of dollars in verdicts and judgments on
behalf of his clients, and successfully defended clients in complex litigation as well. His background in
litigation gives him an important practical perspective in transactional matters. His areas of specialty
include structuring of acquisition and financing transactions, financial analysis and risk assessment,
arbitration and mediation of complex transactions and financial issues, as well as real estate and
business consultation and analysis. Mr. Kovalsky received a Bachelor of Arts degree in Economics
from the University of California at San Diego in 1981 and a Juris Doctorate degree from the University
of San Diego in 1986. He has been a California real estate broker since 1993. Mr. Kovalsky is also
owner and managing broker of Kingside Castle, Inc., a realty, investment and brokerage firm founded
in 1991.
Mr. Kovalsky is also an experienced California real estate investor and private money lender. He owns
single family residences, residential and commercial condominiums, land, multifamily, commercial
retail, and a converted motel that operates as non-transient rental housing.

Currently working a BRRR deal in the SDSU territory. 3 houses on one lot. My rehab budget is geting thrashed... contractors are too busy, prices are high and things are taking too long.

We’re continually told the importance of working outside the box. For real estate investors, this advice can’t be more wrong! The first thing you’ll learn from this presentation is why this advice is so wrong – even dangerous! To be a successful real estate investor, consider this: The job of a real estate investor is not to buy, sell or rent houses. Our job is to solve people’s real estate problems. Do you want to achieve financial freedom? Then don’t go out looking for “deals.” Instead, go out looking for problems to solve and people to help. In other words, look for peoples’ uncomfortable circumstances. Join the NSDREI for an informative evening filled with creative deal structuring and answers to these questions:
