@Alexandra Wright  as @Account Closed pointed out, there's a difference between information that is public and to which you are entitled vs the county having to provide that information in a list set to your specifications.  Almost every county here offers the ability to look up a property by owner name or address, then look at the property tax bill history for that property and whether or not taxes are paid/current. The information is there, just not always in a perfect list.  Some counties in our state, including yours Alexandra, do offer a search function where you can find just the delinquent records, filtered by tax year and amount owed.  Thats a bonus when its published that way.  

And try to go easy on the people at the county tax office. They are just trying to do their jobs the best way they know how. You would be surprised, or maybe not, at the number of requests they receive for lists of various types.

 dornc is the dept of revenue, ie the irs at the state level.  The property taxes that you are interested in are at the county level.

No experience with country or farm rentals, but if the numbers for the property already make sense as a rental, then I would definitely invest an additional 3k one time(plus some ongoing fence maintenance and repair) to get extra $1800 (avg)  per year in rent.  Just run your numbers to make sure that 1) it will bring in the extra rent you anticipate and 2) there is a need for it in your market. My gut tells me that if you get a family to move in and bring their horses with them, they will probably be there for a while.   I would just question how many renters have horses or want to have them - its an expensive hobby.  Have you thought about running a teaser ad to see what respnse you get?  @Paulus Anglada

Rob is right. Use the state standard lease unless you have a really good reason not to. Many of them have some extra space for you to add in lease stipulations, not sure about your state. The judges will be familiar with it if you ever go before them. They won't take the time to read your specially written, landlord friendly, 23 page lease anyway, so I wouldn't bother with it.

@Aaron Fisher welcome to bp

@Jane A. that you need to find some new contractors.  The good ones are busy, but I assume you knew of your pending vacancy and had a scope of work to your contractor 2-3 weeks before your tenant moved out. If you can't get him to start with that much notice, find someone else. Once he starts, it sounds like 3-4 days max of work depending on how many coats of paint and primer are needed.
