Drafting The Lease Agreement

Hello everyone! 

For you seasoned property investment owners, how different do your lease agreements look now compared to the first one you ever brought to the table for your first tenants?  Are there more clauses, specific things you go over that you once didn't, or maybe something that you really get across as significant?  

I am looking to enter the REI world in about a year. Just researching, learning, preparing, saving capital, etc... Thank you so much for your time and advice!
