@Dwayne George pm me the address if u will. I grew up there and can give you the lay of the land. A lot changes street by street so you really have to underwrite the area as well as the property.

@Bryan Vincent  you are in the right place and doing the right thing by learning. Figure out your niche and focus. Immerse yourself in that niche and surround yourself with those in that niche.  Stay active here and ask questions- you'll get lots of great direction.

My guess is that your Pm either owns the repair company or is getting some kind of kickback. First pm i ever used:  they had a cap on $$ repairs they could perform without my authorization. I think it was $300.  Tenant moved in and they came out a week later and fixed *everything* like nailing down floor transitions and 2 trips with minimum $75 trip charge each time to replace a light switch. Not an exaggeration. I later found out that the pm owned the repair company.  They got the boot.

@Account Closed.  Your plan it sounds like is to buy for $20, rehab for $41, sell for $100 and profit $27 after carrying/selling costs of $12 (or maybe you would wholesale).  The guy who bought it may have been thinking:  buy for $50, rent ready rehab for $25, and rent for $11-1200 then rate term refi to get most of the cash out. They have a great rental, fully rehabbed with no near term capex.

@Pete B.  as others have said, your lease does not have to start on the first of the month. Advertise the property as available when it will be ready. People move at all different times of the month.  Also, in my experience, most leases end on the last day of the month, regardless of when they start, so you will likely find someone to rent your place on the 15th or 20th even though their current lease ends at the end of the month. They will use the overlap in leases to move and clean the prior place.

@JJ W.  whats your motive here exactly?  Sounds to me like you need to move on with your life.  Your long rant is clearly not gaining the traction you wanted because everyone else understands how paid programming works. If you don't like the concept, then don't buy it. You actually started a thread 2 months ago asking for opinions on this course and received some good feedback. Sure Mark thinks that his approach is the best - as do lots of other people. Its his opinion and it works for him. 

People on bp see through this.  You have started 4 discussions - one asking for people's most creative technique (congrats on receiving 1 response) one with some link to a scammer being outed and 2 about Mark.

If you want to be taken seriously around here, upload a profile pic and actually contribute to the community.  

My opinion, and I don't own a 60 unit complex, so take it for what its worth...if all/most of your units are 20 years old, you should keep some window units on hand to provide your tenants in events like this.  I am running my a/c In 85 degree weather and I expect my tenants will do the same.  The balto forecast is 90+ 4 of the next 5 days with humidity on top of that. Treat people well and you won't have to worry about these things.  As for the police, they can't throw you in jail for this...but the fact that you are worried about your tenant's threats suggests to me that you are in over your head and figuring it out as you go.  Not a good place to be imo.
