Quote from @Scott Mac:

Los Angeles is geographicaly huge and split into so many different communities, and income levels within communities.

He just wants Los Angeles and not any further granularity?

I say this because for instance a boxing gym might do way better in certain areas than in others.

Or a Pilates vs versa.

Just my 2 cents.

 Very good point, thanks Scott.

Quote from @Mohammed Rahman:

Hey @Derek Anaeme - reach out to the brokers that have the lots already publicly listed and ask them if they know of similar off-market listings they might be working on. Let them know out of the gate that you already have a strong buyer.

Thanks for the advice Mo. I’ll be sure to reach out to local commercial brokers in the area.

Hi, I have a client who is looking for empty parking lots in Los Angeles ,CA to build a small athletic facility that can be tucked in between buildings.

He’s done something similar in the Midwest in partnership with schools, churches, unused land, and so on.

I’ve sourced Loopnet, RPR, and a few other platforms but the industrial and land options are limited in their search results.

Does anyone know if there are public records where I can find information on parking lots specifically? Other than driving around is there a way to find out which lots are used and unused?

Thank you.

Derek

Hello all,

Very basic question here but for someone who is new to commercial real estate, how would I go about finding more information about an empty lot? (Details below)

There is an empty lot near me and I am interested in finding out the address, lot size, owner, etc. I have scoured the MLS but it doesn't appear there or on any country assessor maps or plot maps. Clearly I'm missing something obvious so I thought I'd ask experts.

Thank you.

Post: Cost to Convert a Garage Into a room

Hi all, what would be the average cost to convert a garage of about 500sqft into a livable room with a bathroom. The entire space would need to be updated from the ground up. What would be the most expensive part of the reconstruction? The location is Los Angeles, 90028.

Thx

Post: How to purchase land for micro sports complex?

Hello BP community, I want to create indoor/outdoor micro sports facilities by purchasing or leasing dilapidated buildings and lots and transforming them into member-based soccer facilities. Please refer to “http://www.detroitsoccerdistrict.com/”

Does anyone here in the BP community have experience purchasing or leasing land and converting the land into micro sports facilities? What is the best way to acquire the land and what do you believe is the best way to get a return from the soccer fields? Is there a zoning requirement necessary to build? What are the best practices for receiving funding for projects like this?

Any tips are greatly appreciated!

Thx,

Derek

Post: Rolling Over Equity Question

Hi BP members, is there a way for property owners to roll the equity of their home over into a multi unit development. For example my neighbor owns two homes next door to each other on two separate parcels of land. He is not interested in selling either as they are but he is interested in using the equity he has in both to partner with a developer to create one multi unit property. So essentially the two, both he and the developer, would own it and both get a return if sold. What is the name of this sort of deal. Does anyone have experience with this development strategy.

Thx everyone in advance.
