How to purchase land for micro sports complex?

Hello BP community, I want to create indoor/outdoor micro sports facilities by purchasing or leasing dilapidated buildings and lots and transforming them into member-based soccer facilities. Please refer to “http://www.detroitsoccerdistrict.com/” 

Does anyone here in the BP community have experience purchasing or leasing land and converting the land into micro sports facilities? What is the best way to acquire the land and what do you believe is the best way to get a return from the soccer fields? Is there a zoning requirement necessary to build? What are the best practices for receiving funding for projects like this?
