Post: Can you outthink the market in 2017?

With the housing market beginning to normalize in Southern California, healthy transactions are starting to occur. People know what they're paying for (or have to pay for) to an extent. And the prices are high! Million dollars plus. The problem then becomes lack of availability in some pockets like Weho, Santa Monica, Venice, etc., while others become much for desirable. The difference is some pockets are growing purely for profit while others grow because of lifestyle. 

My question is, as an investor what are some desirable areas you see popping up in SoCal in 2017 that families are interested in living in, rather than investors are just interested in flipping?

Hey Sean, congrats on getting your license! There's nothing wrong with sending out mailers informing people you're a new agent. But it is frowned upon to solicit business from other agents. Reprocussions can include anything from getting suspended from the MLS or losing your license. Good rule of thumb, your license number and a disclaimer should be on absolutely everything that you send out in print and digitally. But you should be fine. :)

Hey Ross welcome to BP! It's great that you're taking the salesperson exam and plan to invest later. Your plan sounds solid and it's definitely a great time to do both. There are a lot of steps along the way and the exam (and real estate in general) can be a bit tricky so if you ever have any questions/concerns, myself and all the other awesome BP members would be more than happy to help out!

Hi Bob,

Thanks for your post. SoCal has some great opportunities for investments. Price and location can depend on the type in investment you are interested in (buy & hold, flip, rental, etc). In terms of cash flow, there are duplexes and 1-4 unit properties that will give you a good return, especially in locations where new businesses are popping up, both by the beach and more inland.

PS: Arizona has a great market for investment opportunities as well!

Hi Conor one of the best ways to find real estate groups in SoCal is through MeetUp.com. A couple of the more popular groups include "Real estate Investors Club" & "South Bay Real Estate Investment Club", to name a few.

Hey @Ian Ippolito thanks for your reply. I definitely need to isolate my area of focus because as you mentioned, and as I've looked more into the different platforms, they cater towards different areas/ styles of investing. And RealtyMogul does appear to be a bit more comprehensive than others.

Hi BP community, my name is Derek and I’m new to BiggerPockets and real estate investing. I currently work as a real estate agent in Los Angeles, California but I really want to explore real estate investing as it has always been an interest I’ve wanted to further. I’m particularly interested in small to large apartments, as my goal is to develop and help develop properties in the Greater Detroit Area (my home town). I am not opposed to learning about SFRs and commercial investing as well. I believe Detroit has great opportunity for growth, both financially and economically, and is definitely a market that needs the imaginative, large scale attention of investors other than that of just Dan Gilbert. 

My question is, as a young investor with little capital, what are your opinions on using crowdfunding websites like “FundRise”, “Patch of Land”, “RealtyMogul”, etc.? Are communities like these legitimate areas to grow as an investor? What have been your experiences using communities like these? Are there any other directions you could recommend/ platforms you would focus on? I would appreciate any input you may have on the subject.
