Bill's summary is spot on. Since you want to sell the property to your tenant, I would sort of hold off on the sale until you have identified your next property. As Bill said, once the money is in the QI's hands, you have 45 days, or it will be a taxable event once 46 days hit.

Hi Peter! You can file an LLC in either state. If you file it in Washington, you would need to file a foreign entity in the state of Arizona. This is especially important because if and when it comes to evicting a tenant or bringing up a lawsuit, you will not gain much traction if your entity is not filed in the state the property is in.

Depending on how you choose to name your LLC and hold properties inside it, it may just be beneficial to register your LLC in Arizona.

Another key thing you want to do in Arizona is to make sure your property is registered as a rental on your property taxes and the local municipality if they require it. As a licensed Realtor in the state of Arizona, I'd be glad to help if you have any further questions!

@Corben Briggs I do not have a name of a cleaning company, but I can recommend a STR property manager that could facilitate all this for you. The only thing this company does is manage short-term rentals in Arizona. Let me know if you're interested.
