 I am sure you have considered it, but parking your capital with a trusted syndicator as an LP is a way to achieve a similar result. Lower barrier to entry and less hassle too!


Syndication requires that you be a qualified investor.  There are income and asset requirements. I have considered starting syndications, however the upfront costs with or without a deal can be prohibitive.  I'm happy to entertain further thoughts.

You are actually allowed to promote in a marketplace posting. That area allows outside links and outright business promotion. You can also freely discuss your business on your member blog for people to connect. If you're not sure where the marketplace is, follow the "Find Deals" tab at the top of the navigation bar.


 Yes but is this front and prominent on the forum?  I seem to remember the member blog being limited as well.

You are better off seeking the Suburbs and condo / townhomes.  Long Beach may be a great alternative.  LMK if you need help getting connected.

What are you going to replace it with?  What are your new cost of ownership?  Has inflation ended as real estate is an inflation hedge?  How much are your taxes?  

My hunch, unless you are trading up and adding capital, and trading up is difficult if you have not already identified your new investment, sit tight. 

Now, getting a HELOC for a small percentage of equity and taking that capital out of state. Yes, I would look at that.

All great questions.  First, if you decide to sell one of the properties you can always do a 1031 Exchange.  LA is a tight market, technically the 2nd least affordable market in the country.  I just did a video on this.  That said, it depends on your goals.  I'm in LA and looking out of state as well for cash flow.  I'm happy to share some of my notes if you like.  That said, I saw KC on here, that is a good option.  There are others as well.  Just depends on where you want to go.

You are stuck unless you can find a private lender that would be willing to offer less.  ie family member.  Otherwise you will blow your returns with higher rates.  Good Luck.  :)
